Home Evaluations

When it comes time to sell your home, whether you own Markham. Ontario real estate or a property here in Victoria, British Columbia, you want your home to sell fast and to net a good price. Unfortunately not all of us have realistic expectations concerning what out homes are worth when we're first starting out. That's why it's always beneficial to have a home evaluation done before you go ahead and put your property on the market. Don't confuse a home evaluation with a home inspection, a property assessment, or even a home appraisal. These are all different concepts. A home evaluation is something you have done before you sell which identifies the strengths and weaknesses of your London, Ontario homes and the neighborhood which might affect a sale. A home inspection is what you have done to make sure the home is structurally sound before buying, a property assessment is what the tax people do to determine your property taxes, and a home appraisal is a suggestion of what you might list as your asking price.

The major difference between a home evaluation and these other forms of home assessment is that home evaluations are done by Oakville real estate agents and their comrades in other cities and are most often free. The reason for this is that many realtors use home evaluations as a chance to sell you on how big of a help they can be in overcoming your home's shortcomings and promoting its boons to buyers. Think of it like a pitch, but remember: you don't have to hire them if you don't want to.

A home evaluation is usually just a verbal assessment of your home's potential if placed on the market. By comparing it to other homes in the neighborhood that have recently sold and having a look at the condition of your Toronto Beaches real estate, the realtor can give you a guess as to what buyers may think of the home and what you would need to do to improve their opinions. In some cases, they may even give you a ballpark figure of what you could expect to get for the home.

To have a home evaluation done, call up a local real estate office and ask if they do them for free. Keep calling until you find one that will (there's always at least one office that does them as a way of getting more Toronto MLS condo listings). The realtor will come out to the house and do the evaluation. Or you could go online and request a free home evaluation, which is sometimes done right over the internet.
