Preparing To Sell

Are you looking to sell your Victoria British Columbia real estate and move away from the Island? Before you put your house on the market, there are a couple of things you need to do in order to make sure your relocation to a piece of Lindsay Ontario real estate, or wherever you are moving to, goes smoothly.

Emotionally Detach!

Whether it's a Victoria condo or a nice piece of lakefront Dundas real estate, a lot of people have trouble seeing their home as a piece of property rather than as, well, a home. It could be the first place you bought after you got married, the home you raised your kids in, or just the place where you feel safe.

The problem with hanging onto this type of thinking is that it skews the picture of what your home may actually be worth. It's hard for an owner with an emotional investment in their property to even list it at a realistic value, let alone actually sell it. Think of your Victoria home the same way you do those Erin homes you have been looking at to the east. It's an investment that you need to get money out of. The memories are yours to preserve, but they won't cast the same kind of glow on the walls for a stranger that they do for you.

Get rid of Junk!

Almost everyone knows that in order to sell your home, it has to look presentable, but this is just as true in the pre-listing stages. Real estate agents are just as susceptible to impressions as the rest of us, and might undervalue your home because of its appearance.

You wouldn't look twice at some central Toronto real estate with vehicles on the lawns, boxes crammed into spare rooms, and unused furniture everywhere. Again, think from the perspective of a potential buyer. You want your Victoria home to look spacious, not crowded. The best way to do that is to get rid of anything you don't use.

Make some Repairs

Again, put yourself in the shoes of a potential buyer. Pretend you are looking at Milton Ontario houses instead of your own property in Victoria. Go for a drive around town, and when you come back start thinking critically from the moment you pull into the driveway.

What do you notice outside that you don't like? Does your front porch need paint? Are there loose boards? Do the shrubs and garden need some trimming? Make a list of all the little things that could be fixed up.

Next, move on to the inside. Note any smells that hit you when you come through the front door, and try to identify where they are coming from. Turn the heater and the water taps on; if anything sounds weird or drips, you will want to repair it. Making small cosmetic changes to improve the appearance of your home will tell a realtor, and a potential buyer, that the entire home is being well taken care of.
