Lots of people make the move from the cold climates of points east to the balmy island each year, but a move like this can be a little bit tricky. Here is some advice to help everything proceed in as smooth a manner as possible.

Find a Good Real Estate Agent

Actually, you are going two need to good real estate agents. The first will be the one who is helping you sell your current home, the second can help you buy here in Victoria.

The key to a good agent is a person with some experience in the field. It makes sense to find someone with some background in the specific piece of property you want to sell. An agent who has sold Toronto townhouses before knows the market, knows where to find buyers, and knows how to advertise efficiently. Moreover, he or she can help you get a realistic idea about what your home will sell for.

On the other end of the spectrum, there is the agent who will help you buy, and that situation is unique. To start out with, odds are that you won't have the same connections in your new location as your old one. If you're moving to Victoria from London ON townhouses, then you may not know anyone in the industry here at all.

A good first step is to talk to your selling agent to find out if he or she knows anyone with experience on the Victoria end. Your agent might run a website, a Riverdale blog, or some other marketing method which has brought her into contact with agents from all over the country. Be Prepared for Expensive Houses!

Those living in many eastern parts of the country may think that they've reached the pinnacle as far as housing prices go. The thinking is that if you sell Central Toronto homes, then you are guaranteed a comparable home anywhere else at far less cost.

This is not always true, however, and Victoria is one of the places on the West Coast that proves it. Houses here are actually more than they are even in Toronto, when considering comparable real estate. So, don't relocate thinking you are going to be debt free!

Island Living

Sure, there are a lot of advantages to living on Vancouver Island, but those coming here need to keep in mind that it is an island. The only way off or on is by ferry or by plane, and that can add to overall expenses. It shouldn't cause you to rethink the move, just be prepared to spend some more money when you go on vacations or trips to the mainland.
